Montrose County's real estate market continues to remain active. As of April 2025, the median list price for homes reached $565,950, marking a 13.4% increase over last year. Jadot emphasizes that kitchen remodels make the most sense in improving a home’s value. “Even something as simple as upgrading the appliances can go a long way,” she says. However, she cautions that not every renovation guarantees a high return. “It’s important to check with a real estate professional before making big investments. What makes sense in one neighborhood might not in another.”

She also highlights flooring and paint as two high-impact, lower-cost updates that provide immediate visual improvements. Meanwhile, more intricate projects like kitchen and bathroom remodels depend heavily on the scale of the work and the local market. Landscaping, solar installations, and exterior updates can also play a role in increasing curb appeal and value, but may not pay for themselves.

Ultimately, Jadot says that cleanliness and attention to detail often speak louder than price tags. “Clean goes further than painting,” she notes. “If a home feels maintained and ready to live in, it makes a huge difference.”
